Local knowledge
Much of the tile in Lower Makefield Township went in when the neighborhoods were built between the 1970s and the 1990s: 12 by 12 ceramic floors, almond or white 4 by 4 wall tile and showers that were often tiled over moisture-resistant drywall rather than a true waterproof backer. That drywall holds up for a while, then softens behind the grout. When we open one of these showers, we expect to replace the substrate, not just the tile.
In Yardley Borough's older homes, the tile story is different. Original hex and penny mosaic floors set in thick mortar beds still turn up, along with floors that have settled out of level over a century. Some of that original tile is worth keeping or matching, and we assess it before recommending a full replacement.
