Most bathroom remodels in the Lehigh Valley fall between $25,000 and $95,000, with custom primary suites starting around $110,000. Where your project lands depends on the size of the room, whether the layout changes and what we find behind the walls. Below are the ranges we use when planning bathrooms in Easton, Forks Township and the surrounding towns.
Why Lehigh Valley bathrooms vary in cost
The Lehigh Valley has a wider range of housing than most people expect. A bathroom in a College Hill Victorian, a West Ward twin and a Forks Township colonial can be the same size on paper and very different projects in practice. Older homes often need plumbing, subfloor or ventilation work before any tile goes down. Newer homes usually start from a cleaner baseline, so more of the budget goes into finishes.
The other major variable is layout. Keeping the toilet, vanity and shower where they are keeps plumbing costs predictable. Moving a drain or converting a tub to a walk-in shower adds labor and often adds time.
Not sure where your project falls?
We walk every bathroom before putting a number on it. A site visit is the fastest way to get a range that actually reflects your home.
Refresh versus full renovation
A refresh keeps the existing layout and plumbing locations and replaces what you see: vanity, tile, fixtures, lighting and glass. A full renovation takes the room down to the studs, which lets us correct waterproofing and update plumbing and electrical. It also makes a layout change possible. In older Lehigh Valley homes we often recommend the full approach even when the layout stays the same, because what sits behind the walls usually determines how long the new bathroom lasts.
What older Lehigh Valley homes add to the scope
Much of Easton's housing dates to the late 1800s and early 1900s. In these homes we plan for:
- Cast iron or galvanized drain and supply lines that need replacement once walls are open
- Plaster walls and uneven framing that need correcting before tile can be set flat
- Subfloors that need reinforcing to carry tile and heavier fixtures
- Bathrooms with no exhaust fan, or a fan vented into the attic instead of outside
- Lead paint precautions in homes built before 1978 (we are EPA Lead Safe certified)
None of these are reasons to avoid a remodel. They are reasons to scope the project carefully so the budget reflects the house you actually have.
Bathroom remodel cost by scope
| Scope | What it includes | Typical range |
|---|---|---|
| Half or guest bathroom | New vanity, fixtures, tile and finishes with the existing layout kept | $25,000 to $50,000 |
| Primary bathroom | Full renovation with new tile, vanity, shower and lighting; may include layout changes | $45,000 to $95,000 |
| Primary suite with custom features | Frameless glass, custom tile, heated floors, soaking tub and premium finishes | $110,000 and up |
These are planning benchmarks, not quotes. We recommend a contingency of 10 to 15 percent, and closer to 15 percent in homes built before 1950.
How this compares to Bucks County
Bathroom remodel costs in the Lehigh Valley are comparable to Bucks County and Montgomery County. Materials come from the same suppliers and skilled trades cost about the same across the region. Scope matters far more than the town you live in. For a closer look at pricing across the river, see our Bucks County bathroom remodel cost guide.

Frequently asked questions
Do you remodel bathrooms outside Easton and Forks Township?
Yes. We also work in Palmer Township, Williams Township and other nearby Lehigh Valley towns. Call us to confirm your address is within our service area.
How long does a bathroom remodel take?
Active construction usually runs four to eight weeks. From the first conversation to the final walkthrough, most projects take two to four months, including design, selections and permits.
Do I need a permit for a bathroom remodel in the Lehigh Valley?
Most bathroom projects that involve plumbing, electrical or structural changes require a permit. Requirements vary between the City of Easton and the surrounding townships, and we handle permitting as part of every project.
Can you remodel a bathroom in an older Easton home?
Yes. Much of our Lehigh Valley work is in older homes. We assess plumbing, framing, ventilation and waterproofing before design is finalized so there are fewer surprises once construction starts.
Do you handle design as well as construction?
Yes. We are a design-build firm, so the same team handles layout, selections and construction from start to finish.
